A zoning bylaw controls the use and development of all lands, buildings, and structures within the municipality. The zoning bylaw specifically lists permitted uses and required standards such as the location of structures, building types and setbacks, parking requirements and building heights, among other provisions. A zoning bylaw divides the municipality into different land use zones with detailed maps that specify the permitted uses and the required standards in each zone.
If a proposed use or structure on a property does not meet the requirements of the Zoning By-law, the owner may apply for a Zoning By-law amendment, also known as a 'rezoning'. A proposed zoning change must conform to the Official Plan, or an Official Plan amendment may also be required. The application form and a guide to the Zoning By-law amendment process are available on the County of Huron website. There is an application fee for rezoning applications.
One of the municipality's primary tools for implementing its Official Plan, is the zoning bylaw. North Huron’s Comprehensive Zoning Bylaw contains definitions, general provisions, zones/zoning maps and zone provisions. Zoning bylaws are legally enforceable documents. Also, we have provided Zoning Maps to indicate the zones within the Township of North Huron.

Update to North Huron Zoning By-law in 2023
The Township of North Huron is currently undergoing a review of the Zoning By-law to include both text and mapping updates. On February 6, 2023, North Huron Council provided direction to initiate a review of the Zoning By-law. Staff have prepared the first draft of proposed text and mapping changes.
A public meeting will be scheduled as part of the process (details will follow). Members of the public are encouraged to provide written comments. Updates on the process will be available on this webpage or by request to the Huron County Planning & Development Department at: planning@huroncounty.ca
The following is a preliminary timeline for the process. Note that these timelines may be revised depending on feedback received from Council, agencies or the public:
February 2023 - Initiation of process
March 2023 - First draft of amendment with text and mapping changes to be presented
April 2023 - In-person open houses (see schedule below)
June 2023 - Public meeting for Council to consider a decision on proposed amendment
The current North Huron Zoning By-law is being updated to conform to the recently updated Township of North Huron Official Plan, and changes in provincial legislation. Members of the public should note that following the review, the provisions or zones within the existing Zoning By-law as available on this webpage may be subject to change. Members of the public involved in projects that are impacted by the Zoning By-law are encouraged to reach out to staff to discuss.

Draft Amendment
A copy of the first draft of the amendment is available for review and comments. Based on feedback during public consultation further changes to the proposed amendment may occur. Landowners with a proposed zone (map) change on their property will receive an individual map notice via postal mail in early April.
